Beyond viewings, the realtor partner carries the offer strategy, comparable sales context, and negotiation, and later becomes the access point for the inspector, the appraiser and the final walkthrough, streamed to the buyer before funds move. Experience with foreign buyers matters here, because contract timelines and deposit mechanics need explaining across two countries' habits.
Credit and lender partners: the fully digital file
The mortgage side of a remote purchase never requires presence, because cross-border lending never assumed it. The file is built from documents the buyer already holds in Canada: a passport copy, consent to pull the Canadian credit bureau, bank statements evidencing the down payment and reserves, income documentation such as Notices of Assessment, T4s or business financials for the self-employed, and the purchase contract once signed. Everything moves through a secure portal, disclosures and applications are e-signed, and lender conditions are cleared by upload. Foreign national and DSCR programs are designed for borrowers outside the US; the underwriting reads Canadian documents rather than demanding American ones. Legal and title partners: the closing, coordinated remotely
The title company or closing attorney runs the legal spine of the transaction: title search and commitment, escrow of deposit and closing funds, settlement statement, and the closing itself, whether by remote online notarization, a mailaway package, or a lender-approved power of attorney. The inspector attends the property in person and delivers a digital report, photographs included, usually within days; many will walk a remote buyer through the findings on video. Specialist reports, roof, termite, four-point for insurance, follow the same pattern. The appraiser is appointed through the lender's process, visits the property, and delivers the appraisal into the loan file.
